Dubai Market Insights – What the H1 2026 Numbers Actually Show?

Every quarter someone declares the Dubai property market is either unstoppable or overheating. The truth is usually quieter and more interesting than the headlines. So instead of the noise, here’s a straight read of the H1 2026 numbers, what actually moved, and what it tells you about where the market is heading.

Basically, more supply came online, more deals got done, and prices kept climbing anyway. Let’s break it down.

Record supply finally landed

Dubai delivered more than 24,000 new units in the first half of 2026 –  a 36% jump year-on-year. That came from 104 completed projects worth a combined Dh111 billion, which is a 52% increase in completed project value versus the same period last year.

This isn’t a surprise if you’ve been watching the pipeline. The off-plan boom of 2021–2023 was always going to arrive as handovers eventually, and 2026 is the year a big chunk of it landed. What matters is that the market absorbed it without prices cracking, which is the real story here.

Commercial quietly had its best half in years

Residential gets the attention, but commercial real estate is where the more telling shift happened. Total commercial transactions hit AED 65.23 billion in H1 2026, up 8.5% year-on-year. Deal volume climbed too – nearly 13% more transactions, for 6,487 in total.

That’s not a one-off spike driven by a single mega-deal. It’s broad, steady growth across the segment, and it held up despite regional geopolitical tension through the period. That resilience is the part serious investors are paying attention to.

Offices were the standout – by a wide margin

If you look at one number this half, make it this one. Office transactions were up 38% year-on-year to 2,571 deals, and transaction value nearly tripled, from AED 5.28 billion to AED 15.81 billion.

Prices followed. The average office price jumped 85% to AED 3,202 per square foot. When prices move like that, it’s almost always a supply story, and it is here: Grade A office space is genuinely scarce in Dubai’s prime districts and free zones, and buyers are paying a premium to secure it. Businesses are relocating and expanding into the emirate faster than quality stock is being built.

Retail is quietly catching up

Retail doesn’t grab headlines the way offices do right now, but the trajectory is hard to ignore. Deal volume rose 56% year-on-year to 853 transactions, and transaction value more than doubled, up 174% to AED 3.71 billion.

Average retail prices climbed 54% to AED 3,486 per square foot. The read is simple: a strong consumer economy plus growing appetite for well-located retail formats. Investors aren’t just chasing residential anymore; they’re going after income-generating retail in the right catchments.

Where the smart money is actually moving

While offices and retail surged, land deals fell 29% year-on-year. That’s a meaningful signal. Capital is rotating out of speculative land banking and into assets that produce income from day one — offices, retail, leasable space. Reading between the lines: less betting on future appreciation, more buying-and-holding for yield. That’s the behaviour of a maturing market, not a frothy one.

Conclusion

More supply. More transactions. Prices still climbing. And underneath it, a clear shift from speculation toward income.

For anyone buying, selling, or investing in Dubai right now, that combination matters more than any single number. A market that can absorb record supply while prices hold, and while capital rotates toward yield — is a market with real depth behind it, not just momentum.
